ANNOUNCEMENT

FROM ÜRGÜP MUNICIPALITY

The independent sections, which are owned by our municipality and located in the Temenni Neighborhood of our district, with their location, type, sheet, block, parcel, independent section number, square meter area, estimated sales value, and temporary deposits specified below, constructed by our municipality as shop units (referred to as "real estate" in the specifications), will be put up for auction for sale through an open bidding process in accordance with Article 45 of Law No. 2886 and the provisions of the special specifications.

1-      The auction will be held at the Municipal Council Hall on Wednesday, October 12, 2022, starting at 14:30 with 15-minute intervals between each auction.

2-      Bidders wishing to participate in the auction must deposit the temporary deposits for the real estate listed below to our municipality no later than one hour before the respective auction time. Those who do not deposit the temporary deposit and those who have debts to our municipality, such as water, property tax, environmental cleaning tax, etc., will not be allowed to participate in the auction.

3-      For the real estate to be sold, 1/6 of the amount will be paid upfront from the date of sale, with the remaining amount payable in equal installments over 5 months, and the other half must be paid within no later than 1 month. If these payments are not made within the specified dates, the auction will be unilaterally canceled, and the temporary deposit will be recorded as revenue for our municipality.

4-      Those participating in the auction on behalf of a company, firm, or cooperative must submit their Chamber of Commerce Registration Copy, Commercial Registry Certificate, Signature Circular, and Authorization Document (notarized authorization to participate in the auction).

5-      The real estate will be constructed and delivered in accordance with its project. Water, electricity, and natural gas subscription procedures and fees will be the responsibility of the buyer.

6-      The areas specified in Article 41 of the Management Plan, included in the specifications annex and pertaining to the real estate to be sold, will be used as appendages.

7-      All legal expenses such as announcement, advertisement, taxes, fees, and duties related to the auction will be borne by the buyer. Pursuant to Article (17/4-p) of Law No. 3065, the sale of real estate is exempt from VAT. The auction commission is free to decide whether to proceed with the auction, provided the reason is stated in the decision.

8-      No objections can be made to the commission’s decision not to hold the auction. The right to unilaterally cancel the auction lies with the administration.

9-      In case of any dispute, Ürgüp Courts and Enforcement Offices will have jurisdiction.

It is hereby announced that the special specification file for this auction can be viewed at our municipality’s Registry Office during working hours every day. September 21, 2022
